La Charmette is a magnificent house with a large private pool offering breathtaking views of the lake. Tastefully decorated, it can comfortably accommodate 12 people, with 6 bedrooms and 4 bathrooms. Just a 15-minute walk from the lake, tennis courts, shops, restaurants, and forest trails, and one minute from the bike path, it's an ideal location for exploring and enjoying the region.
Midway between the village and Mont Veyrier, the villa enjoys breathtaking views of the lake and the surrounding mountains.
The property is spread over three levels:
The ground floor comprises a large entrance hall leading to a fully renovated and fully equipped kitchen, opening onto the living room and outdoor terrace. For meals, you have the choice of the indoor dining area or a large dining table on the outdoor terrace adjacent to the dining room! On this same level is the TV/reading/games lounge, as well as a toilet and a laundry room.
The living room is spacious, rich in reading material, and has a television corner.
These rooms all open onto the lakeside terrace.
The first level includes three large double bedrooms and one bedroom with two single beds.
Two of the large bedrooms have a sink, while the third has an en-suite bathroom with a shower. Also on this level are a shower room, a family bathroom with a bathtub, and a separate toilet.
A balcony runs the length of the house, overlooking the lake, allowing two of the double bedrooms on this floor not only to enjoy magnificent views but also a small space to relax and admire the surrounding landscape.
On the second floor, there is another double bedroom with a large en-suite bathroom and a sixth bedroom/games room with two single beds, a separate toilet, and a sink area.
Two outdoor spaces are available:
On the lake side, a large terrace with views of the lake, garden, and pool. A large dining table, a plancha grill, and awnings allow you to enjoy summer meals outdoors. Sun loungers are also available for relaxing.
On the other side of the house, a large courtyard filled with flowers and trees, sheltered by a large tree, offers a small table for playing or relaxing in the shade. It also provides excellent parking for bicycles.
From the front terrace, a few steps lead to the parking area and down to the large, beautiful swimming pool surrounded by a wooden deck. Sun loungers and a parasol are available for relaxing by the pool.
The slightly sloping garden offers plenty of space for children to run and play. Please note that the garden is not fully fenced.
There is space for two cars to park under cover (height restriction).
The villa is located a 10-minute walk from the center of Veyrier-du-Lac, where you'll find a grocery store, two bakeries, restaurants, bars, and more.
To reach the lake, you'll need to walk another 5 to 10 minutes to La Brune Beach. You can also reach a few small public beaches along the Chemin des Guerres between Veyrier and Menthon. La Brune Beach is a public beach with a restaurant and a paddling pool for children. Several excellent restaurants are available along the waterfront. From Veyrier, you can take the boat shuttle to tour Lake Annecy and visit Annecy's old town.
The villa is also at the foot of Mont Veyrier, where you'll find countless trails leading through the forest and up to the mountaintops, where you'll find breathtaking views of the lake. It's a challenging walk! You are also 2 minutes from the cycle path that takes you all around the lake, and numerous cycle and mountain bike trails are also available right on your doorstep.
In the summer, Grand Annecy offers free electric shuttles and free electric bikes (only 30 minutes) to travel between the villages and within Annecy.
