Large house of 250m2, with a stunning swimming pool in a 3100m2 mediterranean garden overlooking the sea. The house is located in a very quiet and protected residential area called l'Escampobar. It enjoys a 4 star rating as per the French guests house association. Its location is unique: only 300m from the charming Niel harbour; where you will be able to swim from some of the coves around.; and where you can rent boats to go to the Porquerolles island or go around the peninsula. You are as well only 500m away from the center of the Giens village, small restaurants and shops - no car needed ! 5 minutes walking distance from the property you will be able to access some of the many coastal paths around the peninsula. The large beaches of the peninsula are 10 minutes away by bicycles. The villa is made of 3 floors: ground floor and first floor can be fairly independent as both enjoys their own living rooms, bedrooms, bathrooms and kitchen, which is ideal for 2 families or one large family with many grown up kids ! The ground floor (125m2) boasts 3 bedrooms (2 for adults et 1 for kids), a large bathroom , toilets, a large living room, a large independent kitchen; it overlooks a very large terrace protected from the sun by a special sail. The first floor (110m2) boasts 3 bedrooms (2 for adults et 1 for kids), 2 bathrooms, one living room with an open kitchen, one living room, one small kitchen, 2 terraces. From the house, you can see the sea through the various gardens and parks around. The top floor of the house is a rooftop of 20m2 with a stunning view of the sea, ideal for a drink in the evening. The whole house is air conditioned. Next to the house is the wonderful ceramic tiles swimming pool (12m x 6m), surrounded by walls made of the local stones. You will find as well a bowling track next to the swimming pool to enjoy a famous "partie de pétanque". The large mediterranean garden(3100m2) is taken care of by our gardener, with various pines, citrus trees, olive trees, mimosas. You will be able able to park easily 2 cars in the poperty. Last, we offer a few electric bicycles for rental (brand Moustache), which should enable you to enjoy the wonders of the peninsula without a car. If you are interested by this service, let us know in advance. Importantly, please note that the management of the property and the service to our guests during their stay (welcome, keys management, linen & towels, bicycles, even breakfast) is ensured by our employee Nicole; Nicole lives in the basement of the property, which is fully separate from the house; therefore you will not have to meet Nicole at all during your stay, unless of course you need her assistance.
For safety and hygiene reasons, please note the following: our house is fully sanitized between every stays; animals are not authorized; and it is strictly forbidden to smoke in the villa and in the property. To ensure that our guests fully enjoy their stay with us, please note that we limit the capacity of the house to 10 persons maximum (including 8 adults). Please note that during low season, we are happy to only the ground floor or the first floor of the house for small families; you will find the relevant ads on the abritel platform.
